Real Estate and the Importance of Social Media in the Philippines

Wazzup Pilipinas!

Let’s face it: most people, especially in the Philippines, do their research online and looks for various sources to know whether a piece of information is legit or not. The social media community has also grown bigger over the past few years, which is why most businesses spend a lot of money just to be in their customers feed in the hopes of gaining a sale, or simply for exposure.

“The Internet is so big, so powerful and pointless that for some people it is a complete substitute for life.” - Andrew Brown

There’s no difference when it comes to real estate, wherein buyers look online for answers to their questions, and sellers seek potential clients. But while the internet has already become a trusted medium, using it should always be done with caution.

The Eye Bank Foundation Launches Exhibit of Artworks Centered on Gift of Sight

Wazzup Pilipinas!

The Eye Bank Foundation of the Philippines (EBFP) opened last September 14 an exhibit of around 80 artworks for its Nationwide Poster Making Contest. The public viewing, which will run until September 19 at the lobby of Gateway Mall, Araneta Center, Cubao, features the creations of Filipino artists which were made through various techniques to encapsulate the EBFP’s poster contest theme for 2015: “A journey’s end, a gift of hope, a new beginning.”

Submissions came from the metro to as far as the Visayas as a testament of the growing number of support to the EBFP’s advocacy of giving the gift of sight. All the artworks underline the theme which references to the hope that donors give others at the end of one’s journey on earth through the act of cornea or eye donation. The theme elaborates that both the recipient and the donor begin new lives; one still on earth and the other in the afterlife.

“It is heartwarming to know that we have local artists from all over the Philippines who support our cause at the Eye Bank Foundation. These artworks fuel our excitement. Hopefully, these will equally inspire the viewing public to come and join our endeavor as we mark another milestone of the EBFP’s 20th year celebration,” Dr. Minguita Padilla, President and CEO of the Eye Bank Foundation of the Philippines, said.

A press conference was held by Dr. Padilla, together with other members of the board, to foster the participation of and dialogue between the EBFP, stakeholders, partners and media personalities on the former’s campaign to reduce corneal blindness in the country; as well as to showcase the wonderful works of art created by Filipinos to inspire others to share the gift of sight. Guests to the event were also serenaded by the Lyric Opera of the Philippines’ tenor Sherwin Sozon and soprano Ana Feleo. Some of the judges who were present to officially launch the exhibit are renowned painter Manuel Ocampo and owner of web design company MAGCON, Mike Maglipon. Joining them in adjudging the best entries are Arch. Joven Ignacio and ophthalmologists/artists Dr. Eva Olivar-Santos and Dr. Victor Lopez.

Brokers Can Start Receiving Inquiries Through SMS

Wazzup Pilipinas!

In an effort to make its service more efficient for licensed real estate professionals, global property portal Lamudi Philippines (www.lamudi.com.ph) is launching an SMS service that will have brokers receiving text messages from prospective buyers directly to their mobile phones. This service allows brokers to receive SMS notifications one hour after property-hunters have inquired about their properties through the Lamudi website.

According to Lamudi Philippines managing director Jacqueline van den Ende, the first hour after a potential buyer inquires is a very important window in sales. “In order for real estate brokers to successfully close this sale, they must reply to a customer inquiry before another seller does.”

In fact, as study conducted by U.S.-based CRM platform Salesforce, online customers who receive a reply one hour after an inquiry are 60 times more likely to convert than those contacted after 24 hours.

Called the first-mover advantage, a seller who replies to an inquiry the fastest can earn a potential buyer’s loyalty. This is really important in e-commerce, said van den Ende, as online customers are generally not loyal. “Research shows that even through a customer is going price-shopping online, a sense of loyalty drives them back to the vendor who responded to them first.”

Joint Globe, Police Entrapment Operation Leads To Arrest Of Tattoo Modem Fraudster

Wazzup Pilipinas!

A buy-bust operation conducted by a joint police and Globe Telecom security team resulted in the arrest of a fraudster in Cabanatuan City engaged in illegal sale of Globe Tattoo LTE modems.

Arrested was Paul John Edison Ramirez, 21 years old, a resident of No. 219 Ilang-ilang St. Barangay DS Garcia, Cabanatuan City. Ramirez is believed to be engaged in a modus operandi that involves retrieval of LTE or WiMAX modems from legitimate customers on pretext of an upgrade or repair. The modems are then reconfigured and sold at a one-time cost payment in popular social networking sites such as Facebook.

Globe General Counsel Atty. Froilan Castelo said the unscrupulous sale of Globe Tattoo modems could compromise mobile data services provided by the company to its legitimate customers.

“We would like to call on our customers to report to us any dubious offers involving Globe Tattoo modems particularly those that are inclusive of free internet offers. We would like to inform our customers that such offers do not exist and are coming from illegitimate sources. As Globe will not tolerate any unlawful use of our network, rest assured that we will continue to work closely with police authorities in resolving such illegal activities,” Castelo said. He emphasized that appropriate criminal charges will be filed against those who engage in illegal sale of Globe Tattoo modems.

Your Favorite Street Food Might Be The Cause Of Your High Cholesterol Levels

Wazzup Pilipinas!

Filipinos’ love affair with street foods is due in many ways to its interesting taste and, more importantly, its affordability. But snacking on your favorite street fare may have far reaching health issues than we care to admit.

The Philippines is known for its rich and wide range food staples. Many are available just around the corner. However, those who frequent sidewalk vendors for their street foods are at an increased risk of having high cholesterol levels—more particularly those who crave for chicken livers.

Chicken livers offer nutrients that are beneficial for anemic individuals: they are rich in protein, iron and vitamin B12, as well as folate which is important in promoting fertility and preventing birth defects.

Despite the essential nutrients present in chicken liver, Amado Nazal, medical director of Pharex Health Corp, noted that consuming more servings of chicken liver than what is ideal could threaten a person’s health, putting them at risk of high cholesterol and developing cardiovascular diseases.

According to the American Heart Association, a healthy person needs only 300 milligrams of cholesterol every day while less than 200 milligrams are required for those who already have high cholesterol levels. However, chicken liver already contains 479 milligrams of cholesterol in a three-ounce serving—that’s about two to three skewered chicken livers—not including your other sources of cholesterol within the day.

JCI Manila: University of Leaders, Incubator of Movers

Wazzup Pilipinas!

It was 1947, a mere two years after World War II, and Manila was still devastated – the second most-destroyed city of the war. Its former glory was replaced by rubble, and reconstruction had barely begun.

Around the same time, a young man named Artemio L. Vergel De Dios was inspired by a feature in PIC Magazine on the US Junior Chamber of Commerce (Jaycees), which helped the government through the leadership of individuals. He took it upon himself to help rebuild the nation through the first and oldest leadership organization in Asia, the Junior Chamber International Manila. Formerly known as the Manila Jaycees, Vergel de Dios and Ramon V Del Rosario knew that was the only way to successfully restore Manila to its former glory was to get purposeful individuals focused on the same goal. Thus, on September 12, 1947, the first JCI Chapter in Asia was born.

Since then, JCI Manila has been fostering leaders who help strengthen the nation by addressing modern-day devastations like extreme poverty, natural disasters, unemployment, and malnourishment through a vision of providing development opportunities that empower young people to create positive change.

As the leading global network of young, active citizens in the country, JCI Manila has long been known as the early training grounds of notable alumni who have become movers and shakers not just in their respective fields, but within the country and around the world. Within its ranks rose such names as Mr. Washington Sycip, Ambassador Alfonso Yuchengco, Ambassador Ramon V. Del Rosario, and Mr. Henry Sy. JCI Manila has become an incubator of leaders in the public and private sectors, immersing themselves in civic duties that help propel the country and its citizens forward.

Discovery Channel Hunts for Lost Fortunes on Treasure Quest: Snake Island

Wazzup Pilipinas!

In 1524, Portuguese conquistador Aleixo Garcia led an expedition through the uncharted jungles of Brazil to search for Incan gold. Allied with thousands of warriors from the GuaranĂ people, they attacked and pillaged Incan settlements and reportedly amassed a vast fortune. But greed took hold of Garcia’s allies, and the GuaranĂ warriors killed Garcia and his men to claim the treasure for themselves. The Incan gold reportedly made its way to the coast, where legend has it that the locals hid the fortune in the most daunting and secure place they know of: Snake Island, located off the south eastern coast of Brazil.

Over the last 500 years, everyone who has attempted to look for the missing treasure -- hundreds of millions of dollars-worth of lost Incan gold, and now known as The Treasure of the Trinity -- failed. But hopefully, not this time around.

TREASURE QUEST: SNAKE ISLAND, an all-new series premiering September 21, 10 PM, on the Discovery Channel, will take viewers along a grand expedition with an elite team of treasure hunters who have a new theory on where Snake Island lies - a remote location home to around a thousand of deadly vipers, and known as the Bermuda Triangle of Brazil.

"The Treasure of the Trinity is one of those legends that when you hear it, gets under your skin and you just can't let go. I put together a team of the best treasure hunters out there in the world. And we are going to go out and get it," said Cork Graham, the team's expedition leader. Graham has dedicated his life to searching for lost treasure. At the age of 18, he participated in a covert search for Captain Kidd's treasure off the coast of Vietnam but was captured and accused of being a spy. He is now focused on the Treasure of the Trinity and determined that it will not escape his grasp.

Discovery Channel zooms in on the real-life treasure seekers who set out for two months with their eyes on the ultimate prize. Joining Graham on his quest are Mehgan Heaney-Grier, Expedition Dive Master; Jeremy Whalen, the Ship's Mechanic; Bryan Fry, a Herpetologist and the team’s reptile expert and Keith "Cappy" Plaskett, the Boat Captain who will navigate them through treacherous waters and brutal storms that unexpectedly form without warning, testing the limits of his sailing skills.

Ballet Philippines’ Hugot Sa Rosas Makes A Comeback On September 20

Wazzup Pilipinas!

For one night only, Ballet Philippines 2’s acclaimed concert, Hugot Sa Rosas, returns for a performance at the CCP Little Theater. Set to music from Vincent de Jesus’ Songs to Slash Your Wrist By, the show highlights the talents of BP’s junior company and its new breed of dancers and choreographers. The show premiered at Ballet Philippines Studio One in February 2015, as part of Fringe MNL.

Original Pilipino Music shines in this production, with songs sung by industry icons such as Aiza Seguerra, Noel Cabangon, Jett Pangan, and OJ Mariano interpreted into dance form by Ballet Philippines’ young choreographers. The performances include Erl Emmanuel Sorilla’s “As Long as I Can Wait”, set to Pangan’s vocals, and “Sirang Oyayi” to Cabangon’s “Duwag”, as well as other songs performed by Daryl Ong, Sweet Plantado, Kalila Aguilos, Daryl Reyes, and Aiza Seguerra.

Hugot Sa Rosas also features the premiere of the dance film, Where the Light Settles. Comprised of three music videos to Autotelic’s “Unstable”, Maya’s Anklet’s “Kung Alam Ko Lang”, and The Sun Manager’s “In Darkness”, the film is directed by AJ Orlina, starring BP’s Denise Parungao & Timothy Paul Cabrera, and features choreography by Paul Alexander Morales, Gillianne Therese Gequinto, and Erl Emmanuel Sorilla. The film is a Ballet Philippines and Sindikato presentation of an Alter the Native and Smashed Pumpkin Projects film.

The show tackles the Filipino concept of Hugot – an action of taking inspiration from one’s own personal experiences and emotions, especially in love, to produce emotionally powered works of art. The Rosas are the experiences that are created upon, deemed the symbolic object of the different faces of love.

Mandaue City Exemplifies a Low Carbon Model Town

Wazzup Pilipinas!

The Low Carbon Model Town (LCMT) Project of the APEC Energy Working Group (EWG) has been greatly instrumental in encouraging communities in the region to embark on city planning initiatives promoting low carbon technologies to manage the rapidly increasing energy consumption and consequently, mitigate the adverse effects of greenhouse gas emissions on the environment.

“We are constantly looking for potential LCMT candidates and it impresses me to find Mandaue City with such a comprehensive plan involving land use, green building and transportation,” PH Senior Official on Energy (SOE) Leader, DOE Usec. Loreta G. Ayson said.

The local government of Mandaue City has a clear target for reducing its CO2 emissions and has long been crafting measures to establish a sustainable city to address air pollution and traffic congestion. Its proposed project consists of developing green growth areas and interconnecting these areas within Metro Cebu. An ordinance is also proposed promoting disaster-resilient buildings in the city.

Mandaue is located on the central-eastern coastal region of Cebu, and is one of the three highly urbanized cities on the island and forms part of the Cebu Metropolitan area. It is connected by two bridges to the island of Mactan. Mandaue is also known as the “furniture capital of the Philippines.”

“Enterprise Sachet” Model Via cloud.com.ph To Give Filipino SMEs Scalable IT Tools

Wazzup Pilipinas!

Local cloud computing and data center firm IPC (IP Converge Data Services, Inc.), a unit of ePLDT, ICT arm of PLDT, has recently announced its thrust to enable startups and SMEs to manage the cost of IT resources, given the growing adoption of IT to automate and streamline business operations. Dubbed as “The Enterprise Sachet”, this pay-as-you-go model allows companies to make use of business productivity tools and compute resources on-demand and pay only for what is required at any given point in time, via online payment.

With the availability of these business-enabling applications and systems on its cloud services portal cloud.com.ph, IPC empowers the growing startup movement in the Philippines to harness the operational capabilities of established players at a fraction of the time spent to deliver the technology, and at reasonable cost. An estimated 90% of Philippine businesses are considered to be SMEs, including startups.

“We define the Enterprise Sachet as the business model by which Filipino SMEs and entrepreneurs can use IT tools that give them the same capabilities as larger organizations but at affordable, pay-as-you-use packages. It changes the landscape of business IT as we know it because small operations are now able to compete in the big leagues using IT resources that are affordable, flexible, and easily accessible,” said IPC President Rene Huergas.

Huergas noted that many local entrepreneurs understand that growing their business requires investing in technology – from tools that help them manage client data to systems that will automate back-office operations. However, budget constraints often prevent them from deploying tools as early as possible. Further, many technology services available in the market provide for small initial use with quick scalability.
